Constantly Monitoring Inventory Shifts Caused By Construction, Removal, and Conversion

Recognizing that the introduction of competitive rental space can affect the performance of existing stock and the outlook of a given market, Reis has a dedicated team of researchers reviewing thousands of publications, permit sites, etc. to track all planned and proposed new construction projects within a city.

New construction projects are mapped via latitude and longitude into their competitive submarkets (neighborhoods) and the Construction Works report displays current and historical trends of under construction, planned/proposed and completed projects by the following categories:

Construction/Absorption Change:
Current quarterly projects and with quarterly and annual trend analysis going back five years.

Metro Inventory Detail:
Existing inventory by age, statistical measures of number of units, size, distance to highways, distance to CBD, number of properties and the total number of units or square footage.

Inventory Growth Comparison:
Historical trend analysis comparing the metro to the region and the U.S. by quarter and year.

A property by property listing of new construction with the following information: Name, Address, property type, county, submarket, size, estimated completion data and the status of the project (planned, proposed, under construction, recently completed, etc.)
